Why Stonegate Group?
As the largest portfolio manager of pubs in the UK we are able to provide you with the reassurance of partnering with a highly professional and experienced business.
The pubs we have available on a commercial free of tie lease across England and Wales offer a variety of business opportunities from local community pubs, town centre and urban through to food led destinations. Many of these pubs will have a high proportion of food sales in their mix potentially contributing to strong overall margins. We aim to add new pub business opportunities as and when they become available.
Your agreement will allow you to develop the best possible pub business for your chosen pub. This may be a drink led pub, a mixed bar and food offer or even a restaurant. You will be free of all trading ties for products and suppliers. You will also have total autonomy to run your pub business in the way you choose.

Active asset management
We have a strategy for every asset. Through constant evaluation of our portfolio we ensure that we exploit the potential of every property.
Diversifying tenant mix & use
Our tenants include established brands as well as exciting new ventures. We reduce investment risk by seeking to increase the variety of offers, uses and occupiers.
Enhancing covenant quality
We do this by either matching great properties in great locations with great covenants or increasing investment value by seeking long term lettings to blue chip tenants.
Commercial Properties Case Studies
Our commercial properties team manage a portfolio of the Group’s assets, originating from our pub estate. They are let on commercial property or free-of-tie terms to maximise the optimum return on the asset.
The Goat in Timsbury
The Goat (formerly The Malt House) reopened following a major £300,000 investment, jointly funded by our Commercial Properties team and the new tenant, a very experienced and proven operator who has developed and operated a number of very successful pubs and restaurants in the area. This destination food driven pub has been completely repositioned from a family orientated value food offer with children's play area to an upmarket gastro food offering with a garden tipi for private hire. The pub has received excellent reviews and is trading well above expectations.
The Oaks in Highcliffe
The Oaks (formerly The Galleon) has reopened following a major investment, in excess of £750,000, by the White Brasserie Company, sister company to Raymond Blanc's Brasserie Blanc chain. The pub has been transformed and is now a quality gastro food led pub/restaurant with extensive garden seating and three beach huts available for private hire.
The Milehouse in Cross Heath
This pub in Newcastle under Lyme reopened on 5th October 2019 following a major £550,000 investment by Staffordshire & Cheshire Leisure Group (SLG). The pub has been transformed into a premium bar and steakhouse including a 20 seat private dining and meeting facility.
